Space Coast Home Prices Lift-Off

It is no secret that real estate values in Brevard County have been climbing for several years.  But just how far have prices come up from the 2011 lows?  I ran an analysis of home sales in Indialantic and the results are impressive.  As you can see from the chart below, the average price for a home sold in Indialantic (not waterfront) has increased from a low of about $235,000 in 2011 to just under $400,000 in 2017.  This represents a 70% increase from the market lows to today.

The significant increase in the value of your home is not the only good news for Indialantic homeowners.  The second chart below reflects how long (on average) it is taking for homes in Indialantic to sell.  In 2017, homes were selling in about 42 days compared to nearly 125 days back in 2009.

So what does all of this mean?  It means that homes in Indialantic are selling faster and at values that are higher than we have seen in over a decade.  Even if you do not live in Indialantic, home values across the Space Coast have been on a similar trajectory as the chart below.  So, if you live in Satellite Beach, Melbourne Beach, Suntree/Viera or surrounding areas and are thinking about selling your home, I would be happy to discuss what the Carpenter | Kessel team can do for you.
